It’s expensive – who needs it, right? (Well, we include it for good reason). Ever walk into a new build model home and just think…. wow! It’s just drywall, countertops, all the stuff in many other homes you see. Ever wonder why they have furniture? It’s to make sense of the space. See, staging is not about making the finished product just “prettier.” I mean, it does… but, at the end of the day, staging serves a multitude of purposes.
Accentuate
Staging compliments many spaces, brings colors together, accentuates the walls, counters, cabinets, artwork and everything else that is meant to be detail oriented. Depending on the colors of the staging, it can also present itself as the color in the room, in a neutrally designed home, or even be what tones down rather “loud” or “busy” items like artwork or wallpaper/flooring.
Use
Additionally, staging is meant to make spaces in a home functional. We aren’t all interior designers (though we often think so!). Inevitably, without the right vision – we end up wasting the space we were so intentionally longing for, usually out of convenience or giving up on looking for the “perfect” piece. Functionality and flow are essential in showcasing rooms in a home. Furniture too small – makes the space look overwhelming and unnecessary. Furniture that is too large – makes the space look small, difficult to navigate and overcrowded.
Depersonalization
Taking “you” out of the home. This step is most overlooked by many agents. When a buyer walks through your door and all they see is – photos of your wedding, kids graduations, your parents 50th anniversary, and that family trip to the Bahamas….what do they think about, you or your home? Simple answer. Staging often includes wall art and accent pieces (at least ours does), and it’s meant to get that relic candle holder off the mantle, family photos out of the stairwell, enough for a buyer to see “their” photos, furniture, etc in “your” home. We have to create an opportunity for a buyer to envision themselves in each space, and staging certainly does that.
